Details
M2 Construction recently completed a programme of fire door replacement works at Furlong Court, a social housing building managed by Brighter Futures. The project formed part of an essential fire safety and compliance upgrade designed to enhance the protection of residents and ensure the building met the latest fire regulations.
The works involved the replacement of 54 fire-rated doors across the development, including both FD30 and FD60 rated doors. By working closely with the client, residents, and local authorities, we delivered a safe, efficient, and fully compliant solution that strengthened the building’s fire safety standards with minimal impact on day-to-day living.
The Brief
Brighter Futures commissioned M2 Construction to carry out a full fire door replacement and compliance upgrade. The existing fire doors no longer met the required performance standards, and the client sought a trusted contractor capable of completing the works safely and professionally.
The scope included:
- The replacement of 54 fire-rated doors, comprising a mix of FD30 and FD60 units.
- The installation of FD30 doors to individual flats to meet current fire safety regulations.
- The installation of FD30 and FD60 doors to communal areas, stairwells, and key escape routes to enhance fire protection across the building.
- Full removal and certified disposal of old doors and frames.
- Associated fire-stopping works to ensure compliance around all door installations.
This project required careful planning and communication, with works taking place in a live, fully occupied residential environment.
Our Approach
Planning and Coordination
From the outset, communication and coordination were key. The M2 team worked closely with Brighter Futures’ housing officers to plan access around residents’ schedules, ensuring the project progressed smoothly.
A detailed work programme was created to phase installations across the building, allowing residents to remain in their homes safely while works were completed. Notices were issued in advance, and our site team maintained regular contact with tenants.
Safety and Compliance
Given the nature of the project, compliance with fire safety regulations was vital. Each door was supplied and installed to certified FD30 or FD60 standards, depending on its location and purpose.
Before installation, all old door sets were removed and disposed of responsibly, in line with environmental best practices. The team then carried out fire-stopping works around the new frames, ensuring a tight, compliant seal that met current building safety requirements.
Regular inspections and sign-offs were conducted throughout the process, and upon completion, M2 provided full certification and handover documentation to confirm compliance.
Execution and Technical Detail
Each fire-rated door installation required precision and attention to detail.
- FD30 Doors: Installed to individual flat entrances, providing 30 minutes of fire resistance in line with building regulations and the latest guidance for residential blocks.
- FD60 Doors: Installed in key communal areas and stairwells to provide enhanced protection, offering 60 minutes of fire resistance and supporting safe evacuation routes.
All doors were fitted with certified ironmongery, fire & smoke seals, and self-closing mechanisms, ensuring reliable operation in the event of a fire.
Resident Liaison and Care
Working in occupied social housing required sensitivity and organisation. Residents were informed of the programme well in advance, with flexible scheduling offered where needed. Each door replacement was carried out efficiently, with work areas cleaned and reinstated before leaving site each day.
Outcome
The fire door replacement project at Furlong Court was delivered on time, within budget, and to the satisfaction of Brighter Futures.
The building now benefits from:
- Fully compliant FD30 and FD60 fire doors throughout.
- Improved fire compartmentation and safety for residents.
- Certified installation and handover documentation confirming full regulatory compliance.
- A cleaner, modern finish that enhances both safety and appearance.
