Details

In September 2024, M2 Construction successfully completed the transformation of an outdated space into a modern Secondary Mess Room for Michelin Tyres Plc. The objective was to create a comfortable, functional, and safe environment for employees to use during their breaks.

Located within a live factory setting, the project required careful coordination, strict health and safety procedures, and expert handling of both demolition and refurbishment activities. The new facility now serves as a practical and welcoming space that supports the wellbeing of Michelin’s workforce.

The Brief

Michelin’s brief was clear: repurpose an existing area within the factory to form a Secondary Mess Room, complete with a kitchenette, updated flooring, new windows, internal partitions, and a full toilet refurbishment. The space needed to be brought in line with modern standards and made fully fit for purpose, all while ensuring the safety of staff and minimal disruption to factory operations.

To achieve this, M2 Construction were tasked with:

  • Disconnecting and removing all mechanical and electrical (M&E) services
  • Undertaking asbestos removal
  • Stripping out the existing ceilings, flooring, and fittings
  • Safely removing RAAC (Reinforced Autoclaved Aerated Concrete) sections with temporary safety decking in place
  • Installing a new roof structure with timber joists and roof decking
  • Forming new window openings and installing new windows
  • Creating a new kitchenette area with wall linings to house M&E reroutes
  • Decorating throughout and installing new floor finishes, screens, and furniture
  • Delivering a full toilet refurbishment

Our Approach

Initial Preparation & Strip-Out

The first step involved disconnecting all live M&E services and carefully removing hazardous materials, including asbestos, under strict safety guidelines. All debris and waste from the demolition and strip-out works was removed from site quickly and efficiently, keeping the workspace safe and tidy.

We carefully removed existing light fittings, signage (which was set aside for reuse), ceilings, and floor coverings, ensuring that nothing was damaged unnecessarily and all waste was disposed of responsibly.

RAAC Removal & Roof Works

A key element of the project involved the safe removal of RAAC. To ensure the safety of the workforce during this critical phase, a safety deck was installed prior to demolition.

Once the RAAC was removed, we installed a completely new roof, including timber joists and a roof deck, which provided improved durability and insulation, aligned with current building standards.

Internal Fit-Out

New Windows & Internal Walls

New window openings were broken out with care, and high-quality windows were installed and made good to ensure a secure and weather-tight finish.

In the kitchenette area, we constructed new studwork walls and wall linings to conceal rerouted M&E services, based on specifications from the M&E design team.

Finishing Touches

Following the structural work, we carried out a full programme of preparation and decoration, including:

  • Painting tiled walls and woodwork
  • Installing new floor finishes throughout
  • Fitting a fully equipped kitchenette
  • Installing new screens, shelving, and recycling bins
  • Installing new cills and damp-proof courses where specified

A complete refurbishment of the toilet facilities was also delivered to a high standard, giving employees access to clean, modern, and efficient washroom amenities.

Challenges and Considerations

  • Live Working Environment: As the site remained operational throughout, coordination with Michelin’s internal teams was vital. Works were sequenced carefully to avoid disruption to daily operations.
  • RAAC Handling: The presence of RAAC meant safety had to be front and centre. Our team followed all required protocols, and the safety deck ensured that demolition could proceed without risk.
  • Complex M&E Adjustments: With many existing services to disconnect, reroute, and conceal, collaboration with M&E engineers was essential. We followed their design intent precisely to ensure long-term performance and accessibility.

Outcome

The project was completed on time and met Michelin’s expectations in full. The refurbished mess room now offers a bright, comfortable, and practical space for employees to take breaks, prepare food, and access facilities during their working day.

With new infrastructure, thoughtful layout, and high-quality finishes, the new space is a reflection of Michelin’s ongoing commitment to staff wellbeing. M2 Construction are proud to have delivered this project safely, efficiently, and to a high professional standard.
