This kitchen refurbishment programme was delivered for Aspire Housing as part of a wider initiative to improve the quality, safety, and functionality of tenant homes. Completed in 2022, the project required M2 to operate within occupied properties, balancing efficiency with a considerate, tenant-focused approach.

The successful delivery of this scheme later supported Aspire Housing in securing further tenders, demonstrating the importance of a well-managed refurbishment partner capable of working to strict programmes while maintaining high standards of workmanship and communication.

The Brief

M2 Construction was appointed by Aspire Housing to deliver a kitchen refurbishment programme within occupied residential properties. The objective was to provide tenants with modern, functional kitchens while maintaining safety, cleanliness, and minimal disruption throughout the works.

The scope involved the complete removal of existing kitchens and the installation of new units, alongside associated electrical, plumbing, plastering, tiling, and finishing works. All works were carried out in live environments, requiring careful coordination with tenants and strict adherence to agreed programmes.

Our Approach

Operating within occupied homes demands a considered and professional approach. Our team worked closely with Aspire Housing and liaised directly with tenants to ensure clear communication, managed expectations, and a smooth delivery from start to finish.

A strict programme and defined deadlines were in place, and our project management team ensured every phase of the works was delivered efficiently and safely. Particular attention was given to maintaining clean, secure, and usable living spaces for tenants throughout the refurbishment process.

Health and safety remained a priority at all times, with site controls adapted for domestic environments and daily housekeeping standards rigorously maintained.

Scope of Works

The scope of works centred on the full refurbishment of existing kitchens within occupied properties. Each kitchen was carefully stripped out, with all existing units, finishes, and services removed in a controlled manner to minimise disruption to tenants.

Electrical works formed a key part of the programme, including chasing out walls to accommodate a new ring main, the installation of a new fuse board, and the completion of first and second-fix electrics. This ensured each kitchen met current standards and could safely support modern appliances, lighting, and additional power requirements.

Alongside the electrical upgrades, plumbing works were carried out to suit the new kitchen layouts. Walls were replastered where required, before new kitchen units and worktops were installed. Tiled splashbacks were then fitted to designated areas, providing a durable and practical finish.

The final stages of the works included the installation of new flooring, followed by full decoration of walls, ceilings, radiators, and all associated woodwork. Throughout the process, the team maintained high standards of cleanliness and safety, ensuring each property remained secure and functional for tenants at all times.

The Outcome

The completed kitchens provided Aspire Housing tenants with refreshed, practical spaces designed to meet modern living standards. Despite the challenges of working within occupied properties, the programme was delivered to schedule and in line with Aspire Housing’s quality expectations.

This project demonstrated our ability to manage refurbishment works sensitively and efficiently, balancing programme demands with tenant welfare. The success of this scheme has since supported Aspire Housing in securing future tenders, which highlights the value of a reliable and experienced construction partner.
