Details

In January 2025, M2 Construction successfully completed a major refurbishment and extension project for a confidential client within the facilities management sector. The works were carried out within a fully operational, live environment, which brought with it a number of logistical and health and safety challenges.

The aim of the project was clear from the outset, to expand and enhance the client’s workspace by extending their existing facility to support both their in-house Facilities Maintenance Team and growing management structure.
The result is a carefully planned, future-proofed facility that meets the client’s current needs, while supporting their growth ambitions in the years to come.

The Brief

The client approached M2 Construction with a need to increase the physical capacity of their existing building. With an expanding team and an evolving list of services offered in-house, their current layout no longer supported efficient operations.

The key requirements included:

  • Additional office space on the first floor
  • A new workshop, canteen, and PPE room on the ground floor
  • Enhanced welfare facilities for staff
  • Integration of the new spaces with the existing structure

The challenge was not only to deliver a high-specification build, but to do so without disrupting day-to-day operations within a live building environment.

Our Solution

Design and Planning

Working closely with the client and their consultants, we developed a scheme to form a new single-storey extension running the full width of the existing building. The new space was designed to integrate seamlessly with the original structure.

The design took into account the client’s current needs, with careful consideration given to mechanical and electrical requirements, staff flow, and future expansion.

We delivered a solution that created a more functional, comfortable and flexible working environment, while also increasing their capacity.

Ground Floor Works

The ground floor saw significant transformation. We carried out major structural alterations to reconfigure the existing workshop space and integrate it with the new build.

New areas formed within the ground floor extension included:

  • A modern workshop space with bespoke M&E installations
  • A PPE room for staff safety and equipment storage
  • A well-equipped canteen and breakout area
  • Changing rooms to support welfare and hygiene
  • A service counter station to streamline day-to-day logistics

Every new space was designed with efficiency, safety, and future scalability in mind. Our team worked closely with the client to ensure all installations met the highest standards.

First Floor Works

The first floor of the extension was built to house additional offices, training rooms, and meeting spaces, helping to relieve pressure on the existing areas and provide room for the expanding management and support staff.

This upper-level space was constructed and finished to a high standard, with careful thought given to layout, acoustics, lighting, and connectivity, which created a professional environment for day-to-day operations and formal meetings.

Working in a Live Environment

One of the most complex elements of the project was delivering all this within a live, fully operational building.

To manage this, we implemented a phased approach, ensuring:

  • Health and safety were never compromised
  • Power and services remained uninterrupted throughout
  • Safe, clear access and egress routes were maintained at all times
  • Noise and disruption were kept to a minimum during working hours

Our site team maintained close communication with the client’s facilities and operational managers, adapting work schedules and access plans where necessary to avoid disruption.

Outcome & Feedback

Despite the challenges presented by the live environment, the project was completed to a high standard in January 2025, on time and in line with client expectations.

The new extension has given the client a modern, purpose-built space that allows their staff to work better.

We’re proud to support businesses as they grow, and this project showcases our ability to deliver complex, high-spec refurbishments in challenging environments.
