Details
We take pride in delivering high-quality, bespoke building solutions that meet our clients’ unique needs. When the client approached us with their project, they required a larger garage to house their three cars while also creating a usable space above. Given the character of their existing property, it was essential that the new build blended seamlessly with the original aesthetic.
Completed in November 2024, this project presented a few challenges along the way, including unexpected structural adjustments. However, through careful planning, problem-solving, and skilled craftsmanship, we delivered a high-standard result that met and exceeded our client’s expectations.
The Brief
The client needed to replace their existing two-car garage with a larger structure capable of accommodating all three vehicles. They also wanted to incorporate a usable space above the garage, adding further functionality to the build.
One of the most important aspects of the project was ensuring the new garage complemented the character of the main house, which featured traditional materials and architectural details. To achieve this, we sourced reclaimed bricks and tiles to match the original property, creating a seamless extension of the home.
As a full-service construction company, we managed all aspects of the project, from the initial survey and cost planning to the final handover.
Project Execution
Site Survey & Planning:
The team conducted a thorough on-site survey and reviewed the consultant drawings and designs. Once we had compiled a detailed cost pack, we submitted it to the client for approval. Following sign-off, we agreed on a structured programme of works to ensure the project progressed efficiently.
Excavation & Footings Challenges:
The project was running smoothly until we encountered unforeseen structural issues during the initial groundwork phase. While excavating the footings in preparation for building control inspections, we identified a nearby tree whose root system posed a potential risk to the structure’s stability.
To ensure long-term durability, we consulted a structural engineer, who advised that the footings needed to be extended to 2.2 metres, more than double the standard 1-metre depth. While this unexpected change extended the project timeline, it was a necessary step to guarantee the structural integrity of the build.
Construction & Materials:
To maintain the aesthetic between the new garage and the main house, we carefully selected reclaimed bricks and tiles, ensuring an authentic and aged appearance. The craftsmanship involved in blending new construction with existing character features required a keen eye for detail, which was no problem for our skilled team.
Despite the extended groundwork phase, we worked efficiently to make up time wherever possible. Attention to detail was particularly important to ensure that the rooflines, brickwork, and window features all aligned perfectly with the existing structure.
Final Touches & Completion
By the end of November 2024, the project was completed to a high standard, providing our clients with a spacious, three-car garage and an additional usable space above, which added value and functionality to their property.
Outcome & Client Satisfaction
The finished garage met the clients’ practical needs but undoubtedly improved the overall aesthetic of their home. We successfully made sure that the new structure looked as though it has always been part of the property.
This project demonstrates M2’s ability to problem-solve, adapt, and deliver exceptional results even when faced with unforeseen challenges.
